Maryville Board approves TIF Redevelopment Agreement
By Kathy Turner • The Maryville Village Board, in their regular meeting on Wednesday, June 18, approved a TIF Redevelopment Agreement with Satyadev, Inc. The agreement will allow new construction in the Village using tax increment financing. TIF districts are established by municipalities to encourage growth in areas that might otherwise be considered undesirable or underperforming.
TIF districts allow local governments to use the increased property tax revenue that will be generated by new developments to fund public improvements. It is used to encourage development by funding infrastructure and other improvements to encourage growth. Under the program, assessed values of the property are frozen for the duration of the constract and becomes the base. As the property increases in value, the additional property tax revenue generated becomes the base value.
Two other ordinances were approved at the meeting. The first was for a water service and pre-annexation agreement for property located at 156 Ridgemoor Drive in Glen Carbon. The second was to declare a Hydro-Excavator owned by the Village as surplus property and available for disposal through sale or other means.
Two resolutions were also on the agenda. The first authorized the write-off as bad debt all past due utility balances that have been deemed uncollectable. Most are because the property owners are deceased and/or have left the Village and cannot be found.
The second resolution will authorize the Village Administrator to apply for grant funds through the Agency for Community Transit (ACT) to develop a bicycle and pedestrian master plan for the Village. The grant is through the Community Action Grants program. The request will be for $67,300.
The board approved the purchase of a Vac-Con Combination Sewer Cleaner from E.J. Equipment, Inc. The cost will be $726,945.25 less a $50k trade-in allowance for the Hydro-Excavator deemed surplus through an earlier ordinance. The net cost will be paid by arranged financing.
The board also approved the purchase of a stand-alone generator for the Autumn Oaks Lift Station. The generator will be purchased through Take Care Properties for $40,215 plus the cost to supply electrical service.
Finally, the Board approved the purchase of two LifePak 1000 AED’s for the fire department. The units cost $5,664.86.
Upcoming events in Maryville open to the public include Kayaking on Drost Lake on Saturday, June 28. The event is from 12 noon to 5 p.m. Prior reservations were needed for kayaking but the public is welcome to come out and enjoy refreshments and watch the kayakers enjoy their voyage.
Friday and Saturday, July 11 and 12 will be the dates for the annual Maryville Fireman’s Homecoming. The event will begin at 5 p.m. on Friday evening and 12 noon on Saturday. Included will be a parade both evenings. The parade on Friday kicks off at 7 p.m. and on Saturday at 8 p.m. Entries for the parades and vendor spots for the homecoming can be secured through the Fire Department.
There will be food, refreshments, rides and entertainment. Bands will perform both nights with Those Two scheduled for Friday from 5 to 7 p.m. and Blue Marlin performing from 8 to 12 midnight. Saturday will feature Heaton Brothers from 4 to 6 p.m. and Shotgun Creek from 8 to midnight.
Residents are reminded that village hall and all public works offices will be closed on Friday, July 4.
